The Archive is a premium hotel development situated within Brickmakers Yard, a characterful enclave positioned moments from central London’s cultural, commercial, and transport amenities. The project comprises the redevelopment of an existing industrial plot to create a luxury hospitality offering incorporating guest rooms, signature F&B facilities, wellness amenities, and high‑quality landscaped external spaces to create an oasis in the heart of London.

The design sensitively responds to the site’s historic context, retaining and enhancing elements of the original brick warehouse structure while introducing new-build components that elevate both architectural quality and guest experience. The hotel’s internal spaces are curated to a luxury specification, featuring bespoke joinery, premium finishes, and high‑performance building systems that support operational efficiency and guest comfort.

The plot presents several constraints—tight site boundaries, an existing structure, adjacent residential and commercial neighbours, and complex party wall interfaces—that require careful coordination across design, statutory approvals, and construction logistics. Access restrictions and limited working space have informed a delivery strategy that prioritises efficient programming, atypical design sequencing, and proactive stakeholder management.

The scheme will be developed, following a construction management approach, coordinating works to the existing frame alongside a Section 73 planning application, design development, and trade procurement, to deliver the high-quality to the most efficient programme possible.
